In such a context, it is easy to understand why more and more homeowners want to better plan the work and invest in the right places. But to do this, it is essential to know your home well. The first part of our quiz is about the exterior design. Does the slope of the land bring water toward the foundation rather than away from it? Take a look at the balcony and stairs. Do the railings look sturdy and high enough to prevent falls?
Let’s also look at the exterior of the building. Is the exterior siding secure? Does the foundation have any cracks or questionable rings? Take a look at the lintels, spandrels and fascias. Is the gutter secure and are downspouts keeping rainwater away from the building?
For doors and windows, is the glazing loose or broken? Is there any condensation? Are the doors tight and easy to open and close? As for the roof, there is no need to go up there: use a pair of binoculars to check if any of the roofing is missing or damaged.
Now let’s go inside. Do you see any cracks or efflorescence on the foundation or slab? Do you see any sagging of the ceiling suggesting structural weakness? Is there any damage to the interior finishes? Are there traces of insects? Is the staircase in good condition with a sturdy and compliant handrail?
If you have a ladder, mask and safety glasses, open the attic access hatch and, with a flashlight, take a look. Be on the lookout for rings in the insulation, signs of vermin, stains or rings in the wood members.
As for the plumbing, make sure there are no leaks at the water inlet, under the sinks or around the baths and showers. Is the sump pit functional? Is the drain clogged? Also, make sure the electrical system is in good condition and safe. For example, are all outlets outside, in the kitchen and bathrooms GFCI?
Is the interior ventilation adequate? Test your bathroom extractors and kitchen hood. Are the exterior vents blocked? If you have a heat pump, is it working? Does it produce a particular noise? Is your heating system safe? If it is a combustion system or if you have an attached garage, do you have a working carbon monoxide detector?
This is a quick overview, of course, but it can give you an idea of where your home is lacking.
