APH Select is an innovative multi-unit mortgage loan insurance product. Canada Mortgage and Housing Corporation (CMHC)’s new Mortgage Loan Insurance – MLI Select,  offers tiered flexibilities to support the preservation and creation of affordable, accessible and climate-compatible housing. These easings include an increase in the loan-to-value ratio and the amortization period, a decrease in the minimum debt coverage ratios as well as a reduction in premiums.

MLI Select: a product as advantageous as it is accessible. New and existing affordable, energy-efficient or accessible housing such as ordinary rental housing, single rooms, housing with support services and seniors’ residences are eligible under certain criteria. To achieve this, borrowers agree to achieve a minimum of 50 points from the three categories below. Note that Legault-Dubois offers the service for the Energy Efficiency component.

A qualified specialist must certify compliance with the improvement criteria  in order to validate the commitments in this area. To do this, the use of adequate energy simulation software is necessary.

An important goal of the MLI Select program, the commitment to accessibility is based on, among other things, the number of units that meet the CSA B651-18 standard or meet Rick Hansen certification standards.

For the MLI Select program, the eligibility criterion is based on the median income of tenants for existing properties and the new construction projects. The affordability criteria apply for at least 10 years.
